With good preparation (swallow, tawny owl, willow, devil's puffball) it goes much faster: in half a minute and Berengar alive.

For those folks out there who are in a similar position, please allow me to present a very reliable, if tedious solution that is less than heroic, but nonetheless does the job.
There is a path that encircles the laboratory floor with stairs leading up to it. Geralt can run faster than Azar, so all you need to do is to run around that path until you have opened a lead on him, turn and nail him with Igni (I had Igni at a pretty high level, so I could hit him at a distance) and/or lay an Yrden trap for him to run into. This is, as stated previously, not a cool or heroic or even really satisfactory method, but it works. All you need is patience. If your Sign skills aren't that high, it will take a little longer, but persistence will result in (eventual) victory. You should at least have Tawny Owl to regenerate your stamina so you don't have to run all day to keep casting your Signs, and White Raffard's Decoction so you can keep going if you mess up and Azar gets in a hit or two.
