Now that's correct.....complete the main story bringing Scarecrow to the GCPD, the game will say 'Batman is needed for one more night'...EXIT the game at this point and you'll see the massage that Batmobiles are un-locked'...

go to showcase and choose Batmobile you want.
Of course if you have any missions that require the bat tank you'll have to switch to one.
I don't know how long I played as Batman Beyond in the Rocksteady themed Batmobile. Seems like it was before the end of the story.

Yeah,I tried that Batman vs Superman Batmobile and it sucked. You really get used to the sidways movement.
on my 2nd play of the game I went straight threw the main story first to get it out of the way, so I could have the other Batmobiles for use to do the side missions.
I did that the first time. lol...
I did Knightfall a long time ago and then I put as much time into the damn Riddler as the entire rest of the game.
