I was gifted the game before the release, but I'm a 24/7 caregiver and IRL issues with the person I take care of have prevented me from really devoting the time to do much more than build outposts and sit in menus. I finally have some solid free-time while they are doing physical therapy so I actually did the Lucky Boots mission, and then when I was following the Vanguard faction quest line it brought me back through the Den and since I was just around the corner to him...

Does this happen even if you put the boots in the crate, or only if you sell them to him?

I've only the one character so far thus I have no idea, but I suspect that it only happens if you sell the boots to him.
