[Spoiler] What does ending 1 mean?
I am not sure if this is a "lost in translation" issue, but I don't quite understand the ending text of Ending 1. Whose POV is the ending text? It is certainly neither the protagonist (delivery guy) or the landlord. Could that imply Kouhei is innocent, and there is an actual killer hiding in Room 404? But what is "landlord's passbook"?

How did you get ending 1? I tried exiting the door before it close but I still got the ending 2

There is a pot on the balcony of the room with all the photos and the baby. You need to push it so that it falls to the ground. Then before you deliver the package for Room 404, you can go into the alley and pickup a mailbox key. Use the mailbox key to open the Room 404 mailbox and read the 3rd letter.

I only have minimum knowledge of Japanese but the translation is messy. For example in Japanese the cat lady specifically states the can food was given by tenant from 404 and she is afraid it is poisoned while the father explicitly blames you for his son running off.

The ending state that the deliveryman runs away but couldn't shake what he saw in the apartment so he went to the police. The police determine Kohei has committed suicide. And Kohei's spirit may still linger in the apartment. There are no mention of the landlord and no first person pronoun.

Don't ask me how did he stuff himself in the fridge or why would an Eastern Asian apartment has room 404.

That's the "Changed" Ending 1 from v1.05 above.
The "Original" Ending 1 that OP was talking about is basically this :
"The deliveryman runs away but couldn't shake what he saw in the apartment so he went to the police. The police confront the landlord and found he was the one who murder Kohei. Without land lord and lost tenants due to the murder , the apartment changed ownership and re-branded. But Kohei's spirit may still linger in the apartment."
(The landlord's passbook (bank record) is in the room 101(landlord's room) , on it , show every tenant's rent transfer record. And shown that Kohei paid 70 grand Yen per month , while everyone else only have to pay 40 grand Yen.....which the deliveryman took and turn in to the police. Which lead to the confrontation of the landlord (on his behave of ripping government subsidized individual (I.E. Kohei) .))

So I've finished the game, but I am still confused as hell. Anyone ever noticed the dude who kept peeping and then closed the door in room 506? At first I thought he was the serial killer who actually killed everyone including Kohei and also the landlord?

It's Kohei, he probably never died and wa sjust hiding and following you all the time trying to find a oportunity to kill you.

- Kouhei committed suicide (or so they say) because he was discriminated by his fellow tenants for being disabled.
- Spirit of Kouhei leads us to his room, hoping that we'll do something about his dead body inside the fridge.
- You exit Kouhei's room and report it to the police.
- Landlord was found guilty for killing Kouhei. You can see this in the section where you gotta climb a bunch of ladders, the jumpscare at the elevator is suppose to represent Kouhei's POV of the landlord running up to him and killing him.
- Landlord got arrested and Kouhei's body was recovered and given a proper burial, thus laying his spirit to rest.

I think.

This makes a lot more sense. That elevator part scared the ♥♥♥♥ out of me lol
