Now that I've fulfilled my obligation and own the manor
Why am I still sleeping outside in a tent and abiding by the don't-own-the-manor-yet rules of not keeping items and not sleeping inside?

Because you are not Simon. There are mysteries Simon's uncovered during the trip to Room 46, and by carrying on under his Uncle's conditions he can ensure that whatever clues and mysteries he still has to figure out remain in place and unaltered, rather than get lost and buried under day-to-day life. Not to mention he doesn't actually know any of the staff and therefore can't trust them to not interfere with his investigations, even benignly while carrying out their duties.

Again, you are not Simon. You are experiencing Simon's story.

In-universe: the lawyers are dealing with the red tape, have patience, it's a very big inheritance and there's probably tax issues and stuff too

Out of universe: they'd have had to change the core gameplay to make it make sense and address the question of the staff coming back to work and all that for minimal game benefit

You think that's weird, I'd love to hear a thematic explanation for how you can get a Trophy in your Trophy room in your main game timeline for getting to Room 46 "on your first day" in an alternate timeline. 😄
Where do all the used gems go?

The servants re-bury them in the gem mine at the end of the day.

If the source is to be believed, the "gems" might be biodegradable. 🤷‍♂️
