“Ain’t Nothing But a G Thing” achievement not working?

I have purchased all green house properties on the map. I’ve also conquered all 53 gang turfs, and I have 3 million in cash. But the achievement hasn’t popped.
I’m I missing something, is the achievement buggy, any suggestions?

I contacted Rockstar support and they asked me to take a video. How the hell do I do that? Hold my iPhone in one and and the controller in the other and awkwardly try to film the map?

If you go to stats and look at property budget, is it at 190000 ? In that case everything works as intended. Proceed with the story line. There are more houses to buy.

So in order to get the achievement, you need to own all properties and assets in the entire map. This means all of the houses of course and the Wang Cars missions must be completed, Zero missions must be completed, you must own the Desert Airstrip, and you must complete the Las Venturas Burger Shot deliveries (which unlocks it as a hidden asset), there's a 24/7 in Los Santos that has a hidden delivery mission on a bicycle (good for getting Cycling Skill for the BMX Challenge), and the Hippy Shopper motorcycle delivery missions must be completed too. Oh, also you must complete the Quarry missions.
