How to Claim land?

I can't seem to find spots to claim. Been looking online and it is way outdated.

Look on the minimap and map for small dark grey squares and a light brown road that goes around like a square which tells you something like unclaimed city territory

I'm told you need 4k gold in your inventory to claim a spot. The game really should inform you of that.

it does inform you that when you try to claim the plot

How to you buy the plot of land... Thats not immediately obvious as its a house icon on the bottom right when you standing in a roped off section of the world that indicates that section of land is for sale....

This is because that provinces town hub has not been settled. In order to buy property the province itself needs to be settled and that takes 10 players plus 100K gold to do. Once 10 players settle a town all the surrounding house plots are free to purchase... No you do not need to be part of the town or a part of the towns guild....

Some further information about your Property plot... Most buy it for crafting purposes.
You do not actually need to build a house on it for this purpose. The pro to no house is you will have more space for crafting items etc... The con is you won't have the gold storage mechanic and will need to keep up with your tax's each week....

Further info that is important for the buyer of a home....

The region your home resides utilizes the Research of the Town that is at its hub...
It seems the dev's have allowed people to settle in unclaimed land which is a terrible thing to be honest. You need to understand that settling in unclaimed land or settling in the region of the starter town means you are stuck with NO TECH if its unclaimed or very low tech if its the starter town.

What does this meanin practice... Many people are buying homes to they can do something like smelt ingot's for instance... Smelting ingots is actually a technology unlock of the town hub. So if you settle in say an unclaimed region then no tech means your smelter will never be able to actually work....

So originally you couldn't settle in unclaimed land so you wouldn't get bite in the arse by the fact its got no tech or low tech in the starter town region... And it seems the dev's have decided to allow players to make their own mistakes lol....

So be warned, if you want to craft it would behoove you to settle in a region that is actually claimed...

Honestly, never did when I tried. And I tried literally every plot in several regions thinking players had perhaps already claimed them but not built anything yet.
Edit : probable reason sounds like no one has 'settled' those areas yet, looking at the explanation above.
Edit 2 : seems to be working properly now, was just bugged I guess.
