Not 100% sure, but I think coffee pots, radios increase motivation
I believe there might be two types of motivation for decorations, passive and active.

For example, a well decorated office with paintings, posters, etc, will minimize the drop in motivation for employees. This would be a passive benefit as motivation still drops but not as quickly in the well decorated offices.

However, items such as the coffee maker and radio will actively increase motivation. Maybe I'm wrong, but I notice the employees that use the water dispenser, coffee maker and sit near radios seem to have better motivation than those that don't.

Also, I have a question for those interested in answering. We need a restroom stall, but do we need the sink and hand dryer? I notice the more sinks and hand dryers that I have, the more employees use them. Some employees will constantly wash their hands to the point it feels like the game is broken at times in this are. Is there any benefit for having them?

You basically have all that right. Some items keep motivation from decaying fast, others help recover some motivation. Others, like the first aid box, should be put in offices, unless you somehow manage to get all employees that can't get sick.

Plants and radios are better put in corridors - not inside offices to not waste space in them, but close enough to offices that those who need to interact with them can find one close enough.

As for the toilets thing, it seems to be a "combo" thing. From what I've tested (not much admittedly because I focus on other rooms and just have a "method" for toilets,) you need one sink and hand drier for every two toilets - and you can have 30 employees in one building with three toilets and two sinks, and not have any noticeable problems happen.

But yes, employees seem to be "constantly" going for bathroom breaks. Even when I put the lowest "breaks" option and motivation recovery limit at 50%, employees still seem to be having a pissing contest worthy of Dragon Ball Z. There may be something broken there, or maybe it's the fact you're seeing people for whom one minute equals one day. Is anyone in real life able to resist the "call of nature" for two or three days in a row, without serious medical side-effects on the long run?

Maybe a "steel bladder" perk needs to be added in... And this whole deal gave me an idea.

the problem i have is when employees who have the no bathroom perk are constantly using the toilets. This need sto be addressed.
