Room Size
In my first house I built separate bedrooms (3x3 iirc), and each morning they would get a +3 Buff for Small Room. I then expanded the next Room to (4x4 or maybe 4x5), and didn't get any Buff; I was expecting a Medium or Large Room Buff; but received none.

I'll be starting to build Bedrooms soon (in my Current Game)... so I'm wondering is there a Sweet-Spot on Room Size to make them Happy?

A wardrobe allows them to store clothes and weapons and tools I think? A fireplace is needed for when it gets really cold. I mean air conditioning would be best if you can do that, but a fireplace will keep nearly all survivors happy during the coldest winters and it cures hypothermia very quickly so if you get a hypothermia warning or even a life-threatening warning then just send them to bed in a 4x5 room with a roaring fireplace and they will be fine. Not sure if they enjoy armchairs? It may fall under creature comforts? Oh and flooring helps a lot with creature comforts. Give them a bit of carpet and they're over the moon!

And just to add; flooring is important everywhere really. If they walk across bare wooden planks they will get a -5 debuff. But if you put down any flooring in all your buildings they will get a +5 buff for creature comforts instead. So even hallways for your living quarters need flooring. Anywhere they will walk inside a building needs some kind of flooring.

Ah! ok, so they are not needed inside. I build my bedroom on the 3rd floor. I have wardrobe on the 1st floor where the production table is, so they can put stuff inside immediately. The fireplace not sure I will need or not since I build each room with doorway without the door, so the temperature can be transferred between inside the room and the hallway immediately.

At the start of the game I go for the equipment research ASAP, so that I can make ear plug. This really help prevent interrupted sleep even while someone is playing music or shooting the target just beside them ^^

Ah nice. I never made nor used those. Personally i am not bothered if they have a few complaints. Bunch of spoiled first world pansies :-D

I was thinking in my next Play-Through I would go after Single Homes for Singles & Couples, but I like this; because I want to play the Trading one, and I heard the number of Survivors is Hugh.

In the trade scenario you start with 3 survivors. Any additional are hires, meaning you have to pay them, so keep that in mind. They aren't really necessary either. I went 15 years in my current game before hiring someone, and only as a potential pair for my still single survivor.

well the decoration stuff doesnt increase rooms buff, specially if you put too much things around the bed u can even get a debuff for "tricky space". and floor cover is lame too, dont forgett a single case on their way:;

I usually make a 12x7 building. Ground floor for kitchen and workshop and a warm place to stash beds until I get the second floor up which has room for three 4x5 bedrooms with a 2 wide hallway across the front. If you want it taller and are dedicated to functioning stairs, 12x8 would be better, two rows for stairs and one row for open hallway. But I don't usually bother because I'll probably get an elevator before I get to the third floor.

I LOVE OVERHEAD!!!! One of my Pet-Peeves with most games is Never Sharing the Profits You make; You 'Sometimes' pay a hiring fee, but after that they are Free Labour (Nobody Say Slave - LoL). I so can't wait to play the Trade Scenario; but I have to finish this one. I'm on my Third shot at Crashing Landing, and I've Yet to go passed Year 2 Day 1 (LoL); but this time we're Cooking with Fire :D. As well... I will definitely go with the Single Family Homes since I'll have time to build them before Hiring: Hiring Incentives... You Work for Me, and You get Your Own House (w/Drone)!!! "Yeah, That's How We Do It"

Gosh I'm Loving this Game!!! :D

Just FYI 4x3 gets you a +9 "private room" buff at least.
