What's your house flipping process?
Please can you give me hints and tips of what I should be doing when flipping houses. Should I sell all furniture in the houses and buy new.

I always sell all the furniture and start anew. I start by painting the whole house before any decorating is done. Sometimes, I like to knock down walls to create more open plan houses. But my very first thing is to fix up the outside first if it needs a new paint job, then plant the garden before heading indoors. That's just my way.

I have not decided on the best process yet. Sometimes it seems that I get more profit if I keep as many accessories and furniture pieces as possible; other times it seems better if I sell everything and start anew. Selling everything certainly makes applying wall finishes and flooring easier!

I always clean everything and fix up the outside. I also try to convert any empty spaces, like garages, into extra rooms. Although I might knock two rooms together if they are too small.

I also try to take into account the value of the furniture already in the property and make sure any replacements are broadly in the same price category, so that I don't overspend or underspend.

The best advice I can probably give you is: Do You. Have fun. Enjoy the game. Flip the way YOU want to.

The only things you absolutely need to do in order to keep your profits from dwindling is:
* Clean EVERYTHING before selling or redoing anything. Including windows.

* Pick up ALL trash.

* Vacuuum everything that requires a vacuum.

* Repair all walls and floors. This includes outside walls of the house and rusty fences on porches.

The rest? Up to you!

How much profit do you usually make? If possible state your initial house purchase price and your profit after selling.

This is the profit I made flipping the Houseboat, I converted it into a two storey house and often make between 100 to 200 thousand profit on the more expensive properties

Firstly, congratulations to Moving Target! Usually, the best you can hope for is doubling the initial sale price, but even that can be hard to achieve.

Secondly, there seems to be another little rule - what the property designers Intended you to do. Of course, if the house is a complete wreck, go ahead and renovate everything. But those rooms that seem to be in good condition, with clutter items neatly arranged, can be left largely untouched, as the eventual sale price seems to depend at least partly on the value of items inside.

Do you have any tips for a beginner on what to keep in mind when flipping a house?

Sorry no tips Alf, I just do what takes my fancy, sometimes it means knocking down walls, sometimes it means building more lol. I will say that I tend to ignore how much I am spending and go for an end result that I find pleasing. So far I have NOT made a loss on any house including the one I got bored with and sold before I'd even fully decorated it, much less bought any furniture for!
Just do what makes you happy and if you feel like you DON'T want to sell it then that probably means it's good enough! :steamhappy:

My routine is:

1. Pick up ALL trash and sell all useless/stained/damaged items in the house.
2. Tear down walls/add new ones where needed (I built an entirely new floor for the modern house in the woods). I also build patios and balconies in this stage.
3. Clean All the stains.
4. Replace Windows/doors.
5. Final sweep of outside and inside for trash and stains.
6. Plan out each room/space, and program lights.
7. Paint and surface each room.
8. Essential furniture in each room - sinks/beds/etc.
9. Decorate each room.
10. Paint and prep the outside of the house (I do this last because if I want to sell/add/remove windows, I won't have to re-surface anything in the process).
11. Screenshots if I'd like them.
12. Sell and repeat! :D

Try 10 different colours of paint
Realise I am garbage at interior decorating
Curl into a ball and cry. Then go to forums to look for ideas. :(
