Report a translation problem
Summary: This was the second house I flipped in this playthrough. 1 perk - extra money when flipping. Still only one buyer though. The "House over the Garage", 1 bed 1 bath. Purchase price 51K gold. Additional spend on furniture and renovation 16K. Profit - over 50K gold, so doubling my money.
- Cleaned everything inside and out, including repairing the driveway with the build tool, removing trash from terraces and washing the graffiti off the outer walls.
- Painted walls and ceilings throughout, replaced panelling and flooring in main room and bedroom. Used the Edit Style and Copy Style perks to replace worn textures on doors, stairs and windowsills
- Cleared out the main room, turning it into a living/dining/kitchen. As this is a cheap house, took care not to get overly expensive furniture.
- Cleaned the shower room, used the Edit Style perk to change the worn textures on bathroom fixtures and furniture with new ones. Re-arranged the bathroom fixtures to make the bathroom more spacious, replaced the bathroom window with a smaller one to make the toilet fit better.
- Cleared out the bedroom, turned it into a single bedroom with study area.
- The garage had two tiny rooms to the side. Knocked them together, put in shower, sink and toilet.
- Split the garage into two rooms, put a door between them, put a window in the room that didn't have one, Made the front room a hallway and the back room a double bedroom. Replaced floor tiles because I disliked how they looked.
Hope this helps! The fact that I managed to put in two extra rooms and a shower room is probably what gave me a good profit.
There are a couple more. Take a look at the furniture already in the property, and find it in the store. Any replacements should be in a similar price range. Too cheap, and the buyers wouldn't pay you as much as they otherwise would. Too expensive and you will overspend. There seems to be an invisible "ceiling price" for each property. For instance, in both my flips of Blue Bungalow (second cheapest property) I was able to make 16K profit, while a single flip of Lavender House netted 25K or thereabouts.
Also, in some properties you are apparently supposed to repair surface finishes (such as in the Lavender House) rather than replace them entirely at a greater expense.
Finally, I did not accessorise or put in pictures - it doesn't seem to make a difference to the sale price.
There could also be a bug. If I remember correctly some of my HF1 experiences, selling a property immediately, or very shortly after, logging into the game brings less profit. I'm less certain about this tip than about any of the others.
Here is how I did that.
Cleaned everything.
Sold everything inside except light switches, stairs, and lights, and picked up all trash.
Sold all logs on the ground, tree stumps, and rocks.
Resurfaced and repaired the outside walls, porches/balconies, and underside of the roof.
Put up a new fence on the porches and balconies.
Tiled the inside floors.
Changed style on stairs, doors, and windows.
Replaced wood paneling with new paneling
Painted everything else.
Left the ceiling alone.
I only received one offer from a buyer for that empty house, but as it was a 350k profit, I was not complaining.

Unfortunately, only players are commenting on this question. It would be really helpful if the devs said something about it. After all, they programmed it, so it would be nice if they shared how this actually works.
