Money after story mode
So, who has started spreadsheets and calculations already ;)? How does HF2 work moneywise after the story, when buying, flipping and selling houses?

After finishing the story, I had about half a million in the bank. Those jobs paid pretty decent for a bit of cleaning, painting and decorating ;).

Now, I wanted to get some funds to not worry about money while buying and flipping the houses again. So I did what worked out perfectly in HF1 - get the biggest house you can afford, clean it, repair stuff, replace broken stuff, sell it and make a super nice profit. But it seems like this doesn't seem to do the trick in HF2 anymore! And since there's no feedback from the buyers telling you what they would like :(, it's hard to tell what might be the "money maker" in HF2...

So has anyone of you found out already?

For me it seems like the more you put into a house the less you get for it. It seems to me the key is to clean it and get all of the trash.. I have flipped 8 houses so far... I have about 500,000. My money seems to stay around there.

Made 998k. Clean houses and add new properties on the land. Then throw couches in every room. I flipped 2 houses and made crazy cash. Ruined the game knowing I could set up the house with all couches and sell it more then a properly decorated house.

Oh, so couches are the "secret weapon" :D? That kind of explains why I just sold the "Seaside Cottage" with a 6 figure profit, I put 4 couches and 3 armhcairs in it :D. I think in HF1 is was beds, making every room a bedroom, right ;)?

Wait, what? So all I have to do is put couches in a room?

I sold my first house for a 30k profit, Sunny Bungalow. i just cleaned, changed walls (opened up the hallway and kitchen to an open floor plan), changed how walls looked, got rid of the fireplace, decorated, and sold off most of the stuff in the house. No extra buildings.

Couches don't seem to be the magical trick. I tested just for giggles and sold all items in a house, cleaned it completely, and filled it with 35 couches. My offered profit? $61. That's after getting the first level of perk to increase offer amounts.

Perhaps the room count going up is what helped? Next tests...cut the house into tiny tiny rooms. Or add tons of doors.

I have a different idea about what affects the price (after you do the cleaning of course):

First of all, just like in the first game, the price of the furniture that you put in should be comparable with what's already there. Find out how much the included furniture will be worth when new (use the copy tool to find the item in store). The stuff you replace it with should be similarly priced - go too much under or over the "expected price" and you will earn less.

Secondly, unlike HF1, HF2 does not use room tags. Which, on one hand, is a good thing, because you can put anything anywhere you want. On the other hand, the game doesn't know what rooms are in the house anymore, and you can't use buyer preferences to please them and get a higher offer.

However, the furniture and finishes are still divided into categories. So maybe it's the number of categories used that matters? For instance, a dining table and a desk are in different categories, so if you use both you will get more money. Or if you have both a bath and a shower, and it doesn't matter whether they are in the same room or different ones.

So far, I have only flipped the Lavender House and the Blue Bungalow (the two cheapest homes). 26K profit on the first, and 16K on the second. Not sure how this compares to what other players got. Maybe Lavender House is more profitable because of the kitchen and the corridor? In other words, because it has more rooms.

This is one area of the game that could improve a lot. Ideally, the game would simulate game-wide housing market conditions that fluctuate over time and the course of a year. I don't think we need specific AI buyers with preferences though. More detailed expense tracking when flipping homes would also be appreciated.

Farming simulator would be a good example of adequate market simulation conditions by month and tracking expenses and profits.
