What about Toxic valley I'm sure there is alot of radiation there to sink into as a ghoul I'm pretty sure it's already been taken by some player

It's far away from everything on the far north so it's rarely taken. The positive side is that there are no annoying enemies.

Here's a nice spot for ghouls, tiny bit east from North Cutthroat camp. Has a pond, cliff, wood piles etc and some of the trees bulldoze, not all though but can fit a camp without issues. Under the raft is a pile of rad barrels and enough radiation to keep your glow up. Also doesn't get that many attacks, have one camp there.

The thing is this spot looks too much clean and nice in my opinion. It doesn't feel like that special ghoulish vibe.
