Build Advice, Lever Action Rifles

Looking for some advice on perk and special loadout for one of my builds. Single-shot rifles, Western Spirit is my prefered rifle, no interest in Bloodied, or Unyielding and not interested in doing a VATS build.

+25% damage while aiming only works while manually aiming with a scope, it doesn't matter if you're on 1st or 3rd person.

With a Clip Size is 5 with a RELOAD of 2.04s, +25% AIM is only a boost of 21 DAMAGE.

This does beg a question I've had. Guns with the +25% damage while aiming, does that only work in first person, or while in third person does it also apply the bonus?

Actually no, from what I understand you only get the bonus using iron sights, you don't get the bonus using a scope. Which is not nice.
