I have over $150K+ saved up and the save Im on only has like 25 hours played. How is that not a lot of money?
Imagine that in real-game days. To make $150K at a gas station, even as the owner, would take quite some time.
I have a friend in California that owns a few 711s. I think he owns 3. And he makes something like 45-110k a year from each one as I recall from the time we talked about it. I was asking him some stuff about franchising and how costly it is and how hard it is to get a foot in the door, so I got a little info from him.
If I am able to make $150k+ in just 20 hours of irl time, thats not even a year in-game, and thus were making WAY more than people do in real life.
If you feel its a waste of money, thats fine. Might want to play demos first before buying. They took all this time to build a demo version of this game and allow you to try it out for free and you didnt even do that, and now youre here ♥♥♥♥♥♥♥♥ about the product on the companies Steam forum when they literally gave you what you paid for.

Even with paying the salaries of 4 employees every 12 hours and restocking the gas station, there's still plenty of profits and a finite number of landmarks/decorations you can buy.
And once you have it unlocked, there's always closing everything else down and just running the car wash for a while. The car wash is 100% pure (if low) profit, all it costs you is having to go down into the sewer to clear the waterways of trash every so often.
Try to get as high of a tip as possible when you are personally serving customers gas or merchandise- the gas filling minigame is pretty easy. I don't focus on the needle, but beside the needle, and I can get it near perfect every time while holding the boost button. It's ok to stop the conveyor belt when selling merchandise- its far more important to scan and put items in correctly than it is to get it done quickly. Try to avoid cleaning the belt while it's running- I've accidentally yeeted items off the belt this way.
As your station progresses, I'm not sure if it's by station level or station popularity, people will order more gas at a time and more items at a time, which leads to better profit per minute.
There are also options in the "Gameplay" menu that you can toggle that will turn off certain aspects of gameplay- things like people stealing from your warehouse if you leave it open, and the Denis The Menace knockoff kid. I've turned off as much annoying stuff as I can, and it's made the game more enjoyable. I played this game first at release, and those options weren't present.
Just to point out here, but you can ONLY clean the belt while it's running. So try to only clean near the end, and stop cleaning once you see products on it.
I tend to turn off the kid vandalizing the station, but turning off warehouse stealing isn't needed. All you have to do to prevent thefts is remember to close the vehicle doors after a delivery truck leaves. Also, while it can be annoying, once you have employees to cover the cash register the Party Bus event isn't that bad, so long as you keep the shelves stocked. And it can be a somewhat high profit event.
The key to turning a profit is to not over spend. I know, duh, obvious point is obvious. But it still needs to be said. Early on, only buy one case of any given store product at a time. Only buy 100 units of fuel at a time instead of completely filling the fuel tank. Only buy enough parts to keep the garage stocked instead of having a full restock in the warehouse, focusing more on tires (since those get used up fast), since garage parts are kind of expensive.
Later when you have more funds and enough warehouse space, THEN you can consider laying in full restocks of products beyond what's on the shelves. Something you'll want to consider doing with the Airstrip DLC anyway so you have goods for trading to get high profit merchandise.
