I also guess either one of them or all of them together triggered this bug. You could even see the difference, where before when the bug happened there was no "entering the new area" animation and trees were rendered as low-res-bitmaps as if part of the low detail background / edge of the map.
So I reloaded the previous checkpoint, like I said, and skipped ALL the locations and ALL the sidequests, went straight to the northern com tower and it worked. Might help those faced with the same bug.
Good news is that you can clear out the locations and finish the side quests even after visiting the nothern com tower first.
I were already there. The northern tower was my next marked main quest location. So it should've worked, but it didn't, it bugged out. Probably due to clearing other stuff in the region or due to the last checkpoint location was inside that little house right beforehand the northern com tower, where you finish the side quest with the lost outsiders.
