Possible new 2.1.2 issue- H10 Window and Mirror issues

After updating to 2.1.2 I found that in H10 Apartment the Window is all black as if covered by a completely black window tint and the mirror now crashes to desktop intermittently or flickers badly when it does work.
I tried removing related mods like Dirt Begone and Blur Begone and Smart Windows.. one at a time and still had the same issue after removing each one.
Thought perhaps it was NVidea Drivers related as I installed the latest driver about the same time I updated to 2.1.2 but cannot confirm what the issue is.
Made sure all Major Update breaking mods have been updated, i.e.. CET, ArchiveXL, Equipment EX, TweakXL, Red4ext, etc..
Anyone else having the same issues can you please share if you've found the culprit or have a fix.

Found a partial fix, I was using the Stash door fix mod that makes the door automatic again:

once removed it solved a bunch of issues with H10 Apartment. Quest related items showing up even though the quests were not competed, the Window being blacked out. But, I still have the Mirror crash issue.
