Once again the only downside is your upgrade path is a total system swap for that path.
Makes no sense, currently im running a i5-9600k and for most games it does me fairly well but ive been seeing stutters while also having 32GB DDR4 and a 4070ti
You can get PCI-E gen 5 for a future upgrade of GPU or NVMe later on as well.
7800x3d is a good choice for gaming.

Ram runs at 6400mhz 1:1 cpu/ram ratio on my 7950x3d And i know i can OC that Hynix kit later if a better Bios comes out later on.
I do not endorse the idea of "future proofing" but how quickly things are advancing, you should bite the bullet and start building for DDR5 M2/NVME etc.

I’m also thinking of maybe swapping my i5-9600k for a i9-9900kf for the time being to see if it helps at all
