All ports open, friend cannot connect. Still Need Help.

So my friend gets "Failed to establish P2P connection with server" when he trys to connect to my server. I have all the ports open (listed below) but he still can't seem to connect.
I have tryed enabling and disabling the UPnP options but that did not fix the issue either. Also I have this message when I start the server:

changing settings in game still had the same results. IP has always been null both with and without UPnP. Same for the error he gets.

My router it seems does not support UPnP. Since I have tried with that set to off, I doubt that was the issue. Port 8766 is set to TCP/UDP... I will change it to only UDP and test when he returns. He doesn't need an invite... he is aproved in that menu and he can see the server in his list of servers.

In my case lan is not possible without Hamachi, which we do use.

my friend was not able to get back online today, however on a whime I started the server up and I still get this message:

Still not working. This time I tried using the dedicated server through steam. I added it to my favorites in the join server list, I can see it there, it shows that the server is up and running, but even I get the "Failed to establish P2P connection with server" when I try to connect to it.

Note: I just tried it again with my firewall down and still cannot connect.

If you do not need Steam integration at all, you could try running the server with the -nosteam (place -nosteam after the call to zombie.GameServer, e.g. zombie.GameServer -nosteam) flag (the client will also have to be run with this flag in Properties -> Launch Options)
