Unable to host, needing help.

I'm at my wits end, I did everything I can possibly think, searched for as many solutions and tried just about everything I can think of. From following guides to nuking and fresh installing to opening ports and all that firewall stuff to installing the "Dedicated server" in steam. Nothing worked.
In those 3-4 weeks I manage to got it running only twice, that is until I quit the game, then it stops working the following day on both instances and never worked since than.
I have no idea what the issue is. I am left baffled why some people just work when hosting like a friend of mine, but I am unable to.
I never had this issue with any other game but this one when it comes to hosting.

A bit of a rant but I am questioning why this game is awful when it comes to hosting multiplayer.

My issues? When I simply host, I am stuck at a "black screen" after creating my character, music plays a bit then nothing. Not even the "This is how you died" showing up.
When I tried dedicated, it gets stuck at "Loading world".
I tried doing both with and without mods and deleting all files related to them and do a fresh restart. Same result regardless.

Can I ask how you connected to the dedicated server? Since as far as I know there is no "loading world" message in the dedicated server, make sure you are using your Local IP to connect to the dedicated server and not your public one.

1. Run the StartServer64.bat file
2. Wait for SERVER STARTED massage
3. Launch Zomboid
4. Host
5. Stuck at loading world

Okay so I just needed to take a walk and just figured it out. I realized I launched the Dedicated server the wrong way.
