Black border, void, etc.. Can't cross it

I've keep having this black void border issue when playing with my friend and my ping is usually high despite my internet connection speed is more good than my friends, have anyone encountered this before and is there anyway to fix it? Thanks

I've encountered it on client when server was struggling to load/generate chunks in time (many zombies+car+high speed) and there was no direct route to server. Ping is irrelevant, but bandwidth might be relevant, especially if it says that it cannot use direct connection because UDP port closed when client joins.
