If it's just a house you boarded up you can improve upon it. Add a Compound fence to make your Garden safe. Make a area for you to fish or trap. Add rain collectors on the roof to have access to clean drinking water. Start organizing rooms. Organize your loot. Then the Vanity Projects begin
Collect ALL the books and Magazines. Get all the VHS tapes. Collect rare things. Start scouting out for better and bigger bases. Grow bored of existing structures and build your own mansion. Turn an entire town into your home. Start strange collections.
Once you survive Winter the World is your Oyster
1- never feel comfortable with only 1 safehouse or base, built them at different town and remote places
2- when you are bored with youe current safehouse or base, go out and find another palce
3- Prepare for Winter
Find a bigger, better, safehouse. Then repeat several more times until you have a base big enough to support everything you need.
Start stockpiling food, items, and materials. Especially the rare things that are hard to replace. If you have only 1 copy, then your 1 away from having none. Weapons break, clothes rip, glasses get knocked off your face when you trip, etc.
Go searching for the holy grail of tools, the sledgehammer.
Winter is coming. No, this isn't game of thrones. Plan on what to do when the outside is much much harder to survive in (ie, stockpile food, wood to burn, etc).
Start preparing a heat source so you don't freeze to death in the winter. Also plan on a way to use that heat source without setting your whole base on fire. Running from your burning base in the dead of winter is not a good survival strategy.
Find a propane bbq grill, and get it hauled back to base.
Plan ahead on what to do when you're stuck in your base and bored. Boredom leads to depression, and that will cripple you and get you killed eventually. In this game, your mental health is as important as your physical health. Throw in some books, skill books, comic books, magazines, etc into the mix of stuff you're hauling back.
Start collecting skill books. RNG will bite you on this one sometimes. When I'm out looting, skill books are number one priority. I will dump food out to have weight to haul back more skill books I don't have.

If you wanted to have a couple of gunshops looted a safe house with balcony and roof expansion rooftop farm and trapping, and still snipe the zombies from your bedroom window, go out and clear the bodies maintain the fence that’s a good loop. But If you ran away to place where is safe but defence requirement and maintenance is low then it will get boring unless you go out for adventure.
I suggest safehouse LV some nice place is hard to choose from them all, but some nice place in LV will pose more a challenge and less a walk to find loot and new paths
I think a working sink is a real benefit to have at your base.
