2: Zeds migrating to fill empty areas. Same as above.
3: Metaevents makes noise: gunshot, dog barking, etc. Zeds act as above.
I'm recommend to turn off environmental attack in sandbox settings. Zeds wont attack player made buildings, doors & windows when they are not agitated. (They still doing it when they are attracted by player / metaevent sounds.)
In any case, I'm pretty sure something is triggering them to find you, you just don't know what it is yet.
Yes. Until they calming down (in your example, house alarm stop), they moving beeline toward the noise. If your house blocks their way, they start thumping.
If enviro attack off, and the noise stop, they just stop at your wall.
But. If at least one is already thumping your wall / door / window it continue doing it for a bit. This noise can attract others. Etc etc. So even if enviro attack is off, you can find zeds sieging your walls.
