There are several ways of getting exotics.
They can drop randomly from any enemy or activity completion.
They can be bought from Xur, a merchant who has a changing stock that appears every weekend (he is currently in Nessus, at the Watcher's Grave).
They can be farmed from Solo Legend Lost Sectors, which are sort of endgame for single player.
Certain exotics are only available from specific places, like quests, dungeons, and raids.

You said to farm Lost Legendary Sectors, but how do I know which sector will be legendary? And is it possible to farm them in a party?

There's about a 1 in 3 chance to get an Exotic from a Legendary lost sector, and they will always drop and exotic you have not earned yet before they start dropping duplicates. On average it should take 3-6 minutes to clear a Legend lost sector so these are the best way to target farm exotic armour.
