I was wondering about the file size of 7 Mb for a small building. I noticed in Blender that in total you are using 7.000 tris. That is really heavy for a small building. I see you put a lot of effort into the nicely shaped gutter (Dachrinne). Round shapes are always problematic. And the windows have a high tris-resolution instead of just the nice texture.
On the other side I can understand, that you want to make a nicely detailed building. But having many of them spawn in the city (e.g. 50 buildings are 350.000 tris) makes an impact on performance.
For the LOD 2800 tris definitely way too much. The LOD appears at 500 metres away from the building. At that distance simple blocks are enough. You don't need any details there.
I would love to see more buildings from Bonn, but better with a little less tris :D
