its most likely a mod confliction

First Check to see:

High Rez Texture Pack 1/3 - 2/3 - 3/3

Turn those off - IF - you have them.

Then check to see if you have any MOD(S) that require and/or will not work with:

DLC - Hearthfire
DLC - Dawnguard
DLC - Dragonborn

Some MOD(S) require one or more and some MOD(S) are clear they will NOT work if you have a given DLC mentioned above.

Then Check to see if you have a MOD(S) that requires:

SKSE and/or SkyUI

Then check to see if you have a MOD(S) that require another 2nd Party MOD(S), like IE: STOREHOUSE, (or whatever it is called) or a special Texture mod ....

Those are the areas I would check - pretty much in that order.

Do you have a lot of mods installed on your computer (SKYRIM MODS)

thanks for allthe advise, the problem was i was missing a file for one of my mods :)
