Hello! In this guide we'll dive into how an apartment renting system works and how to meet requirements of various residents, this guide is based on Obenseuer version 0.3.21
Why do we need to rent any apartment in the first place?
Tenement renovation and apartment renting are one of the most pivotal objectives of the game, later in future updates they will also provide new and unique tasks, but for now they are mostly a mean of generating money from a daily rent, which as a mean of making money, scales up pretty nicely the more we renovate and rent.
What exactly is a rent and how is it calculated?
Rent is a combined income the player receives at 20:00 every day for each tenant residing in the tenement. Game doesn't make it clear how it is calculated so the guide will share some detailed light on it:
  • Rent is divided into Real Money (RM) and Obenseuer Coins (OC), combined from all residents in the tenement.
  • For each currency, per resident, the equasion is a 1/200 of the apartment value added to the basic income of the resident in that currency, for the OC we need to multiply the apartment value ten times from currency exchange (1 RM ≈ 10 OC).
  • If the resident doesn't receive basic income in one of the currencies, the apartment value in that currency is not given in the rent either, so that resident will generate rent in only one currency then!
  • Apartment value is depended on the size and the upgrades put into that apartment, the value is seen from the Tenement Tab and is displayed in Real Money. The basic income is the amount the potential resident brings with them, usually the higher it is, the resident will have higher requirements, the value is displayed in the Renting Tab when talked to that potential resident.

If you want to figure out rest of tenement and renting systems on your own, I suggest ending here. The only advice is to pay attention to the game and make your own notes, tenement renovation and apartment renting will require a lot of planning.
What are the residents' requirements?
Each potential resident has a set of minimal requirements needed to be installed in the apartment and/or the tenement for them to willing to move in. There are 3 types they're interested in, the apartment upgrades, the apartment utilities and the tenement upgrades, however to us, there are also tenement utilities that while not required by people, might be required to start specific upgrades of the 3 categories above. For the requirements to be valid to consideration, they must be finished already and have the final payment paid off. This process will require a lot of time and resources, so careful planning is desireble. Keep in mind the preferred apartment size, if they don't prefer more than one size, they won't be willing to move into a different size than they require.
What are the utility upgrades?
This one might be confusing, there are tenement utility upgrades, not listed in the potential residents' requirements, and the apartment utilities, required by some of them. There are 3 utilities - heating, electricity and water - the former doesn't require tenement utilities to be applied to apartments, the latter two do require tenement utilities. Once the tenement utility is finalized, a separate apartment utility is needed to be executed, per requirements. Tenement utilities will require you first renovating the basement and the water utility will require having the electricity utility done first.
How to meet the residents' requirements?
I suggest firstly to run around and gathering information about them, what's their income, what the requirements are, where are they to find. There are people that are willing to move in for the bare minimum with one or two Makeshift upgrades. It's worth to plan ahead next renovations, noting down which apartment will go to who, and what tenement and apartment utilities to focus next. Your apartment is also limited in space, at first we're limited to only 7 apartments, one of them is occupied by you, and one of them is occupied by Malone. That leaves us with 1 small apartment, 2 medium ones and 2 large, the more people we will want to reside, the more we'll need to unlock more floors with Stairwell upgrade.
Alright, but what are the actual requirements?
Below you can see a complete list of all rentable characters and where to find them, I strongly suggest going around and making your own notes, but if you really prefer, the spread sheet is available here:

Hey uh does anybody know if the yard upgrades also increase rent? Would be kinds cool to know what increases rent and what does not.

There is also at least 1 New Guy in the Mines, he is named "Einar Kaivuri" and he's in the Canteen (Service Area) 900 OC and 200 RM Base Income.

i dont get the rent from my tennant. do i have to take it manually ? i read somewhere it will come automatlicy to your acc at 20 o clock but that doesnt work. any ideas

Hey it looks like that with the new update the amount of money you can get from renting now has changed. At least from what i can see that is.
