Introduction
To get this achievement you need to have the slider all the way to the right and thus need to play on Expert mode.

This can easily be done by using 1 Victory Condition: Have 5000 population.
Note that this does not show you how to build efficiently, in fact it is a race against the clock as one of the AIs will get 5000 population around the 2:30-3 playtime (You can check the play time by hovering over your portrait).
Settings
The settings you see below should be exact the same to guarantee the same map. The seed is very important because this will give us a very large island that should be big enough to get to 5000 population.

Basically set everything on the hardest setting you can, there are a few settings you can adjust without compromising the slider:

Random Seed: 3939 (This one is important)
Starting Ships: War Fleet
Starting Harbour: Full
Conditions Required: One
Target Population: 5000

It is important to get every 3 star AI and to turn the traders off to get the maximum difficulty.

How to start
As I said before this is not about building efficiently but rather as fast as possible due to the AI reaching 5000 population fast. You should have 5000 population at around 1h30 playtime, I'm not an anno expert and people claim they can do it as fast as 20 minutes as well. Keep in mind that the AI will have 5000 population around 2h30-3h playtime.

That being said there is no right or wrong playstyle here it is all about fast expanding. The starting gold should be enough and you should have positive income most of the times.

  • When you start don't forget your ship has wood you can use.
  • Wood will be your deciding factor of how fast you can build, you have plenty of space to build multiple lumberyards.
  • Blueprint mode is your best buddy here, use it to plan ahead while you wait for wood.
  • Fire stations are pretty important, due to the expert difficulty you have a high chance of buildings catching on fire, don't neglect them.
  • You only need Farmers, no need to upgrade to Workers.
  • Use the Newspaper to your advantage and edit it before you publish it, we won't interact with the AI so it doesn't matter if we lose reputation with them. (Go for Income/consumption - Happiness depending on your need)
  • Ignore the quests.
  • Don't cap on wood! you should almost always be out of wood.

This is how I started:

This is how my city looked when I got the achievement:

Victory
If everything was done correctly you should get the achievement.

Can confirm, Arod Snaux method works aswell, i also need only 1 bruno, but you can take 2 just to be safe. I got it within 5 minutes.

So I realized theres an even faster easier way to punk this achieve -- like getting it in less than 3 minutes!!!

On an existing game, run World Fairs until you have enough Gold Tickets to buy a couple Bruno Ironbrights from the Grand Gallery on the Title Page.

Create a new game using the Guides settings EXCEPT for Victory Conditions... instead of population, set it to "250,000" cash.

On Game Start, "Call Paloma" from your Harbor. She'll drop off Brunos in a minute or so. Pack them up on a ship and send it south. Sell to Archie. Instant win. No building needed, no population.

Great guide! Took me all of 30 minutes. The trick is to first drop an optimized blueprint of a wood production (so a warehouse surrounded by four lumberjacks and four mills, then drop a city blueprint (with church, firehouse, school, market, and pub) . Then spam about 6 fish factories and 6 wool farms, and some worker clothing buildings.

One thing, ignore where this guide says to keep it at farmers, this is why it took him 90 minutes instead of only 30. Upgrade to workers asap = should be easy if you have 5-6 each of fish, wool, and clothing. Workers have 3x the population

Wash, rinse repeat the wood/city blueprint dropping as wood production permits. Archie is still in the southern corner, get to him and buy wood, iron and bricks from him

If you are still struggling, hit the Call Paloma button, summon your Grand Gallery specialists (you DO have some right?) and sell them to Archie for quick profit. =)
