Teachers
Training teachers does not increase their salary, meaning you can max out stats on off-duty bachelors degree teachers and then use them to replace higher degree teachers, or skip higher educated teachers entirely.

Keep a handle on traits while training teachers as well, the best traits are:

Strict: Increase Dicipline
Funny: Increase Fun
Mellow: Increase Energy

You should do your best to train out the opposing traits from your teachers:

Lax: Decrease Dicipline
Boring: Decrease Fun
Demanding: Decrease Energy.
Special Zones
The Special zones (everything unlocked after Calisthenics on the research tree) effectively act as mid/late game replacements for classrooms that give a boost to student learning and fun. They also serve the function of improving the stat increase when training teachers with "seminar".

Their downside is that they have an associated daily cost (shown in your finances). This can however be manipulated, as it is calculated at the day's turnover.

During the day, send teachers to training to benefit from the zone bonuses. Wait until students leave at 5PM, then pause and Remove all your special zones. This will eliminate their expense. When the next day comes, you can pause and re-add them at 7AM to get all their benefits for that day, with NO associated cost. Students will still benefit, as will training bonuses.

You should have one of these zones for each teacher in a subject, associated as follows.

Computer Lab: One per Math Teacher

Science Lab: One per Science Teacher

AV Room: One per History Teacher

Library: One per English Teacher

For the following zones, there are special rules because they are class restricted.

Art Room: At least one. Further: Take the total number of Freshmen and Junior classrooms, and divide that number by 6, round UP to the nearest whole number (so for 7 total classes, you should have 2 of these, for 13 classes, 3, etc.)

Music Room: At least one. Further: Take the total number of Sophomore and Senior classrooms, and divide that number by 6, round UP to the nearest number (so for 7 total classes, you should have 2 of these, for 13 classes, 3, etc.)

Field: One per 6 Freshmen classrooms (so add a second at 7, a third at 13, etc.)

Swimming Pool One per 6 Sophomore classrooms (so add a second at 7, a third at 13, etc.)

Running Track: One per 6 Junior classrooms (so add a second at 7, a third at 13, etc.)

Court: One per 6 Senior classrooms (so add a second at 7, a third at 13, etc.)
Building
Watch out for floors under fences and walls. These are unnecessary and will cost you a lot over time. Placing floors anywhere students cannot step is completely extraneous.

Take advantage of grass floor anywhere it seems appropriate, as it is half the cost of other flooring types.

Walls cost 100 each, and are only strictly necessary for zones required to be indoors, keep this in mind, as you can save on construction by having multiple different zones with no wall between them

Putting a hand sanitizer next to the door of any student-used rooms will make a clinic basically completely redundant, as their hygiene effect is enormous.

Pretty good, but there are a few caveats.

Grass is indeed half price - but note that, unlike most other floors, you have to be careful with it. If you replace a grass floor with another floor (including more grass), you only get $1 back, instead of the full cost like you would with most other floors. (It's still cheaper unless you put grass on grass more than once per tile, or replace grass with non-grass, though.)

If you try to replace a clinic with hand sanitizer, you're going to regret it if an event hits which makes your students sick directly.

If you have 3 classes in every grade, the Freshman and Junior schedules, and the Sophomore and Senior schedules, are going to be identical. So if you go by this guide and have only one Art room and one Music room, you're going to find that there's a Freshman and Junior (or Sophomore and Senior) class scheduled at the same time, so one can't use the room.
