Thane's solution for Marie's ending is correct. Giving John that extra 10 points screws you out of Marie's. Everything else stated to get Marie's ending is correct, however, just not that 11th step.

In the Marie walkthrough (11th step), I think the guide is wrong. I got this -
Open = +10 John = 20
Peer = +10 John = 20
Go back = (No Reaction) (Quest Added)
So I chose Go back to bed to avoid John's points and got the Marie achivement
