The Stats
Constructor Plus returns with the 10 tenant types of the previous versions but with the added feature of seeing the numerical values of their likes and dislikes. Using this feature, the tables below have been extracted. This information can serve to assist you in keeping all your tenants happy and producing maximum rent!


  • Garden: This is the happiness value derived from the Tenant's garden area and the contents (i.e trees/shed/pond)
  • Euphoria: The bonus happiness of a tenant when they first move in, decreases 2 per day and starts at ~100, varying by tenant.
  • Rooms: Happiness derived from room upgrades. EACH room upgrade gives +20, for a possible total of +240!
  • Gadgets: Derived from the list of gadgets installed in the Tenant's home, see Gadget table.
  • Fence: Given by the fence type of the property and how the tenant reacts to it, see Fence table.
  • Damage: A negative bonus for the property's health below 100%. Mr Fixit and damage dealt to the property will rack this up fairly fast.
  • Neighbours: A negative bonus based on who else lives on the estate. No one likes lower tier tenants living alongside them, but don't mind higher tier. Yet to be quantified but ~-10 per lower tenant.
  • Street: The bonus from the general area/street. Negatively affected by nearby explosions, utilities and running factories (positively for the punks).
  • Rent: every 5% rent increase, a tenant will experience -25 happiness. For a maximum of -500 at 100%. Balance this value with the positives for maximum rent!
  • Undesirables: The Negative bonus from nearby undesirables. Assuming Squatters, Thugs, buildings on the estate and such like.
  • Historical: Previously stressful situations for the Tenant that have finished but leave a lasting impression, such as explosions nearby.
  • Sensitivity: Likely a multiplier to convert from a Happiness value to the stress % or how often the Tenant complains. Every Lounge upgrade lowers this by 10% for a total of -30%.

Gadgets can be installed by the tenant or delivered from the Gadget factory screen and each adds bonus happiness and stacks with each other!

Garden Contents
By ordering items from the Gadget Factory for the tenant's garden, you add to the Garden stat. These will depend on the Tenant type and are in addition to the garden area and can give quite substantial bonuses, so worth having at least some garden space! Everyone (except the punks) LOVES trees. Tier 1 & 2 Tenants LOVE gnomes but the rest hate them...

Fences
Garden fences can have a large effect on the Tenant and vary greatly for each Type's likes and dislikes.
  • Price: The prices of the fences depend on which building it is but are all relative to each other so are expressed as multipliers here.
  • Strength: The amount of incoming explosion damage that is blocked by the fence. i.e A neighbour explodes and deals damage to the property, a White picket fence will block 21% of it, but a Fortified wall would negate all the damage!
  • Defence: Each defence star represents the number of times a Foreman must hit a section of fence to convert it (6 stars takes 6x as long to convert as a 1 star! Psychos ignore this however..)

For Offworld maps (Moon/Mars), the fence list changes slightly:

I believe its just a matter of giving the same thing the neighbors have. Makes them a pain on an estate with other lvl tenants and needing more garden space.

It's worth noting that window shutters also DRAMATICALLY increases the building's overall durability, even from just decay-over-time effects.

Update on my previous comment: should be noted that not all tenants seem to get the -100 penalty for having neighbours. Punks living next door to punks will get -100 (I guess those spiky-haired gits don't get along with ANYONE), but majors having other majors for neighbours don't seem to give 'em any kinda penalty.
