on the host pc, make sure windows network is set to private not public
any vpn is disabled
if using wifi, check router settings and make sure wifi isolation is disabled
any of those will force remote play to use steams internet relays which use your internet upload and download even on lan, causing extra delays or bandwidth bottlenecks
the link hardware is great for 1080p60, it has a 100mb lan port, which is more than enough for itself, also supports 2.4 and 5ghz wifi, and bt for most controllers
I am using cable right now and its already in Private mode. I dont have any VPNs or something like that. Im not sure if there is something specific that i should change in my modem settings.

is the host holding a good fps?
check remote play host settings, make sure its using hardware encoding
steam -> settings -> remote play -> [advanced host options]
tick hardware, amd/nvidia/intel whatever you have (and nvfbc if you have an nvidia gpu)
