I never buy latest hardware and can play most games at medium - low settings.
If it's so expensive right now to have the latest, greatest bleeding edge tech, then you have to do what so many people did back in the day, and that's stick with old games for awhile while waiting for the current tech to come down in price when even newer tech comes out. You can also try buying stuff used or refurbished.

I find the pricing on these products is usually pretty spot on. If you buy $200 graphics cards you'll end up buying 2-4 of them before the hardware cycle is over.
Anything that outperforms PS5's RDNA 2.0 based GFX chip will pretty much take you to the end of the console gen, you may wanna spec up a bit because of "console optimisations" and the fact that sometimes the PC version can't be turned down enough to equal console settings.
