I honestly would save up because it wouldent really affect fps in games but rendering and stuff like that would be faster.
Games: not much of a difference, a tad bit faster.
video production and rendering: should be faster by a good amount, but gpu can do this as well, *not sure 100% about all softwares*
Seriously the 3330 is no screaming hell, even at stock the i7 3770 is better in the games you list, Ya your mobo can't overclock it but it's better than what you've got.
Like Fingapopin said. Talk to the seller and try to get the mobo too then sell off the 3330/H mobo.

The i7 3770 at stock 3.5ghz is still up at the top tier ^.
I wish I knew how they did that Farcry benchmark, because while those are high numbers, I don't see a big difference from the core i5 3470 (which should be similar to my CPU). I would like too reproduce that test on my system.
BTW, Asrock gives a tuner Utility with their MOBO which allows to adjust multiplier and voltage, and I have seen videos of people overclocking a 2600k on the same MOBO.
Lets put it another way. Would you pay twice or even more than that ( around $500, including taxes and shipping since I live outside the US), to upgrade to a i5 6600k (which means buying CPU, MOBO and cooler) instead of getting a used i7 3770k that you won't be able to overclock? I see diminishing returns on that scenario.
With a titan x oc gpu and other i7s cpus at stock.
Maybe you have too high expectations out of the gtx970. The 970 is good but it's not a 980ti.
I don't know what the hang up of digging up a proper mobo for the 3770 is if the 6600k/6700k is going to cost so much that they'll be out of your budget.
