How good is the Intel Xeon E3-1240?
So a few days ago my pc shipped in I got it refurbished for $300. It comes with Intel Xeon E3-1240 with 4 cores and 3.30GHz, 8GB of Ram, Nvidia NVS 300 (Going to upgrade GPU soon). And i'm just wondering how good the CPU is for gaming.

The games I want to play are games like: Skyrim, Gmod, etc.

CPU should be fine, Sandybridge CPU's are still relevant.

You might also have to upgrade the power supply, depending on what you currently have and what GPU you plan on upgrading to.

Xeons are server grade, so they are not as good for gaming as let's say an i5 or i7.

True for some, but in the case of Sandy Bridge Xeons they can do everything and more that Sandy Bridge i5's and i7's can since it's the exact same chip. The only difference here is that on the 1240 the onboard GPU is disabled, and a couple of features disabled on the consumer grade chips, are enabled here, like the ability to handle ECC RAM. It's just as good for gaming as an i5 or i7 running at the same clockspeed.

sandy e3 1240v2 is the same as a locked i7 without the igp

its good for current games yet
just get rid of the workstation gpu and get a gtx or r9/rx card

and be sure to upgrade the power supply to a quality 600+w

Why would u want a Xeon on a consumer class motherboard?
Just get an i7 if you need that power. Get an unlocked i7 to allow for OC'ing if you need more power later.
