I don't know where you will find best prices on parts. You are asking on internet for stuff NOT online. So go to the store and ask them there instead?

Note that it does NOT include Windows operating system so you need to have a copy already or use Linux or another free OS. Steam OS will be coming out soon and is a form of Linux. It also doesn't have a DVD drive or any other non-essential or peripheral parts.

All the parts in this build are available (some at a few $ more) from CPL Online which has a physical shop in Melbourne. You will have to check that they are available in store.
Your budget is $400, well, for heavens sake add $150 over it and get something which will play those games as smooth as butter...
Wait and collect money and add over your budget go rob a bank instead buying that PC for $400, seriously if you buy that youre throwing your money into trash.

and you can see that it's between 12 and 2 times better than them depending on which game. The integrated graphics similarly can more than power those games.
However for other newer & more demanding or unreleased games for teh PS4 and XB1 then for that you are right you WOULD need a better graphics card, however the GTX 750 would not be enough. You would need a GTX 760 or R9 270 or better card ideally. The point of the system I built was that you could add that in as a easy upgrade later and still have the benefit of having a APU.
With my built he can play those games on max graphics settings and get constant +60 FPS, he can even play CoD4 MW1 and games like that.
I know gtx750 wont be enough for new and heavy games and I never said or claimed something like that.
However for his budget and the games he plays its enough and will deliver smooth and good gaming experience for him.
Worst mistake for gaming is picking an integrated graphics card.
No matter what it will deliver horrible performance for gaming.
I agree though it would be great for him to have a proper gaming graphics card in there.
That would however add $200 or more to the price even for the cheapest such card the R9 270, while the R9 270X and GTX 760 cost even more. So I would suggest to keep it in mind for a future upgrade and at least enjoy what he can afford now.
It will play DoTA2 just fine at 1920*1080, I can even do that on a A4-5300 dual core.

I'm also sure it will be more than fine for Garry's Mod and CS:GO, CS:GO is the more demanding of the 2 according to the spec sheets. While CS:GO PC specs do not say which graphics cards are recommended the Mac specs do say this, for AMD cards the minimum was the HD 2400.
The HD 2400 does only 42 GFLOPS. The 7560D iGPU in the A8-5600K meanwhile does 389 GFLOPS. It also has much more pixel & texel fillrate as well as memory bandwidth.
In short it is multiple times better than the minimum Valve recommends for CS:GO.
stack more than 5 matresses and it will struggle due to lackigng cpu speed, not gpu strength
source games: cs:go, tf2, portal1/2, l4d1/2 only use 2 cores
(they can be split to more threads but often causes other problems)
an i3 or pentium g will offer better due to faster cores (core performacne)
DoTA2 on A4-5300 @ 1920*1080 maxed settings works and is playable.
This is I think the newest and most demanding Source Engine game to date?
If you're going to suggest a build that's 1.5x times his budget, at least also give him one that's around his budget. I agree he should save up more, but maybe he really can't.
