That CPU is slower than a i3 Skylake. Buy i7, 4770k, 4790k, 6700k.
Decent i7 might be good for the future, but i3 / i5 would be just a sidegrade.

4K with a GTX 1080 can still encounter FPS problems.
Core i3 and i5 have completely different performance level. Including gaming performance. They cannot both be "sidegrade" at the same time. Gaming FX performance is relatively equal to Core i3. Core i5 will give better FPS in 99% games. In many cases up to 50% better.
or 3x 1080p 144hz gsync for surround gaming
and skylake i3 or i5 are faster than fx for gaming
for video editing/encoding the fx will do ok vs an i5 but i7 will beat it
I am surprised, if not shocked that on AAA titles like Deus Ex Mankind Divided and Dying light I cannot pull more than 100 FPS was that an unrealistic expectation?. It seems silly to have a 144hz monitor and Gsync if I can't even break 100FPS? I'm at 75-85 in Dying Light. I mean my assumption was that everyone was going out and buying these 144hz monitors because they could use them...now on some titles COD Advanced Warfare for instance...I can pull 144 FPS but not on others. Anyway, I'd appreciate some perspective.
I began this post pondering if ACER Z35 was a good option for a monitor (same price as the one I just bought) because I assumed that the 1080p would all but guarantee over 144hz frames. 1440p is beautiful, but I am not sure it is that much greater?
How are people running 4K 2x GTX 1080 in SLI?
Sorry for the rant, any thoughts are welcome.

if you have a 2x8g kit put them in the same colored slots
if its a single 16g dimm, return it and get a 2x8g kit
and the gtx 1080 should be an 8g gpu not 4g
Again; SPECCY and many other apps will report the VRAM wrong... it is normal.
You can clarify that in NVIDIA Control Panel, Geforce Experience, or GPU-Z for example.
What kind of performance did you expect @ 1440p/144Hz?
And stop looking for 144 FPS; that does not matter.
