that cpu is over 9 years old, save up for a new cpu/mobo/ram
the new quads are alot faster adn lighter on power
for gaming teh first gen i5/i7/xeon have been way too slow for a few years
i agree with hawkeye, for around $100-200 you can easily find a 4th gen i5/i7/xeon build that will be as fast or faster
its only pros its 6 cores with ht

Why not get B450 and Ryzen 5 2600 or something used instead? Price pretty similar?
As for Rust performance varies a lot depending on terrain and what's going on.
Xeon's are server/workstation chips, they are more expensive than i7's or i5's and give worse performance in games.
You can't find a motherboard because they are few and far between, with features you don't need and won't use, like ECC memory.
That chip is also 10 years old, vulnerable to meltdown. Don't bother with it.
