Definitely get a 144hz monitor. Dont listen to people who say 'oh ur gpu is too slow lol dont bother with 144hz' theyre just talking a bunch of bs. Realistically you only benefit from 144hz on competitive fast paced games such as csgo or siege which are piss easy to run on most systems. You dont need 150 fps in a triple a title for it to be playable
If not it means everyone needs a RTX 2080 to run 1080p 144hz to get that 144fps needed in games which is ridiculous so dont listen to those lot.
Plus the fact that 70 fps looks far smoothing on a 144hz panel then a 60hz (obviously)
Personally invest in a 144hz no matter what, I wouldnt recommend getting anything larger than 24 inches if youre sticking with 1080p, I went with a 27 inch 1440p monitor and I then later upgraded my GPU to match.
Even if your GPU can't push 144 frames, getting a nice monitor is a good investment for the future. It will still be relevant years from now if you get a good one. Def don't need 144hz to make a AAA game 'playable' (I would argue that console 30 fps is playable) but 60 is obviously better than 30, and 144 is better than 60 imo.
And like you said, even if you can only get 70 fps in a game, if you have adaptive sync it still looks better than 60.
For my two cents, 1440p at 144hz is the sweet spot, the perfect union between resolution and refresh rate where current generation (and last gen) hardware is capable of driving easily.
I was using a 1080p 60hz monitor up untill a day or two ago. And I had a 1070ti I wasn't able to maintain 100 fps most the time so I didn't bother. I did a drastic hardware upgrade over the weekend and can now drive higher fps so I did buy a 1080p 144hz freesync monitor.
It's not really a monitor, it's a TV, but I understand where you are coming from. It's just that if I upgrade my GPU I think the TV will still act weird like how I mentioned In my other post. Meaning that i'll still need to get get the monitor along with the GPU. If I do get a new GPU what would be a decent priced one that will run modern games well and future games fine? One of the guys above mentioned a GTX 1660 ti. I was also looking at the 1440p 144hz monitors and the one that I found that isn't overly expensive is this one.

The monitor seems nice with the resolution, hz, and g-sync. But I don't know if any of that is actually good with this monitor.
Which monitor are you referring to exactly? The AOC?
And, the only complaints I've seen of that monitor are that the matte/anti-glare coating is to grainy, resulting in a ''permanent film grain effect.''
Actually, decent TN panels have brilliant colour, still not as good as a good IPS panel, but they're up there.
And, viewing angles are fine. (On my Dell S2716DG, I can get it almost 90 degrees (so it's sideways) and still see the colours fine. Albeit, I can't see what's actually displayed, because it's sideways, but my point still stands. No colour distortion.)

I second this. Looks pretty decent.
That said, the Mag Optix is also a decent choice, but I'd sway more toward the LG monitor.
I'm confused about this one. The ling at amazon claims it is g-sync compatible. Its page on LG https://www.lg.com/us/monitors/lg-27gl650f-b tells it is freesync, and no mention g-sync. I could not find it on the nvidia list either. https://www.nvidia.com/en-us/geforce/products/g-sync-monitors/specs/
