Motherboard with a LGA1156 CPU socket
I want to buy a new motherboard, I'm not thinking about changing the CPU at all in the moment and the current CPU can only fit in a LGA1156 socket

PC speculations:
Current MOBO: Intel DH55TC

CPU: Intel i3 540 @ 3.2GHz

GPU: Zotac GT 730 ZONE Edition 4GB

Monitor: LG Flatron W1934S

RAM: Kingston 12 GB DDR3 (2GB x 2 | 4GB x 2)

PSU: HuntKey CP-300 / 300W

I use my PC for gaming and for some programs like Unity, and Autodesk Maya 2016

Budget: 70$ - 100$

With the way Intel largely changes the socket with new generations of processors, there really is no pint to only upgrading your MB. Unless it is broken, just save your money to replace the CPU/MB/RAM at the same time. If it's broken, I would try to find a cheap replacement on ebay.

You should raise at least $250 as a budget

Then you can replace CPU, mobo, RAM and PSU, if you can sell your RAM and make some of the money back

i3-6100/7100, H110, 16gb DDR4-2133 RAM, EVGA 500B
