Low FPS at games . Please help .

Hello everyone . My name is Robert. I have problems with my PC . I when im playing some games like Farcry 3 or Call of duty Modern Warfare 3 i have very low FPS at some places. I think my PC is for this games good. For any Call of duty is better than good but i dont know why it is lagging . Every day is my PC getting slower. Please help me stop that.
My PC :OS : Windows 7 Home Premium
Processor: AMD FX-4170
RAM: 8GB DDR 3
Graphics card: AMD Radeon™ HD 7770 GHz Edition

Your cooler may have a dust problem, it happens to me here, so it won't disipate the heat as it should... Then you have the blue screens, resets and freezes. Every 4 months I clean it out. Not saying it is the problem, but you should check it out. I hope it helps you solve your problem.

So. I turned of my PC and clean some dust inside .(im doing it every 2 weeks) When im playing all day front of my PC is very cold and back is very hot. Before hour back was too cold but not much . I think my processor fan was working very much or what was that. I will try my FPS at cod mw3 now.

So thanks everybody what was trying to help me :) my pc is again "fast" and my fps is again on 50-60 ! Thank you guys now i can enjoy game full of campers

No problem. I'm happy you solver your problem. Every 4 months it is a good thing to clean dust from coolers. ♥♥ around

So..Today my pc is again slow ! OMG WTF !! i checked my RAM and Hard-disc but they are OK . I have only 4 programs turned on and 1 of these are speakers. When is my COD MW3 at low FPS i open Task manager , I go to process and i see my COD "memory" is over 1 500 000 K . Before low fps it was only on 100 000. I did everything to speed up my pc but he is slow again.
