Lag in all games despite fast internet speeds

Hello all, sorry if this isn't the best place to ask this but I have not had much help elsewhere.

Basically, every online game I try to play lags, Rainbow Six Siege being one of the worst, its actually unplayable, I get constant rubber banding and its just annoying. What I don't understand is my internet speed is fine. I just downloaded Siege again and it took around 25 minutes to download it.

I also just checked my download speed and I am getting 162.73 Mbps and my ping was 14. And again, this is for every game I play, I always get lag. I always check that I am in the correct data centers in games so its not that either. I have messed around with the router too like resetting it and contacting my provider and everything is working fine.

The only devices connected to the router is two phones, a PlayStation and my PC. If anyone is able to suggest anything I would appreciate it.

Your ping is 14 because you picked a local server, choose a server on the other side of the world for a more accurate ping.

Are you using an Ethernet cable?

Okay, well. My ping is usually low in games too. My ping in Siege is always around 8 yet I always get lag.

No, my PC is upstairs and the router is downstairs, I have tested it with an Ethernet cable before but the issue remained.

Hey first of all make sure you have everything on your PC/Laptop up to date such as game drivers. Then check out on your internet provider if there are issues or anything in your region, if it still happends I recommend you to contact your interner provider.
