An increasingly common element of EULAs in games. It doesn't mean they're going to, as per the last line, of course. But it's still ominous language to the uninitiated.

It's boilerplate language, because WB also has a litany of on-line titles. Don't expect anything more than randomized analytics to be sent back to WB to get a handle on performance, bugs, and hardware specs/OS version. There won't be any real-time monitoring. As there's no multi-player component (at least, nothing that we know of yet).

I think the fact that they have the ability to is about just as threatening them actually doing it

Nah it says "When the Game is running, WB Games, its affiliates or its contractors may monitor your System for uses that violate the Limited License Section.".

That section states that the following things are prohibited.

a. You may not sell, license or transfer the Game Client, or any reproductions or modifications thereof, to any person or entity;
b. You may not develop, distribute or host any server or software designed to interact with the Game Client or to redirect or emulate the communications protocols used by WB Games;
c. You may not modify the Game Client or any portion thereof;
d. You may not, or allow or authorize others, to copy, translate, reverse engineer, derive source code from, modify, disassemble, decompile, or create derivative works based on the Game Client or any portion thereof;
e. You may not develop, distribute or use any third party program designed to impact the Game experience, including without limitation software bots, cheats, hacks or any other software designed to provide a player with an advantage;
f. You may not exploit the Game, or any portion thereof, for any commercial purpose;
g. You may not connect to a Game Server except by using an authorized, unmodified Game Client through a WB Games authorized third party computer service as set forth herein; or
h. You may not use the Game Client to connect to any server or service other than a Game Server through a WB Games authorized third party service.

Hogwarts Legacy is an open-world, SINGLE PLAYER , action role-playing videogame (RPG) set in the 1800s. Enough said. Why?

Basically saying not to cheat in online games or make copies of their game (piracy). So you can effectively ignore all of the above lol.

Seems most of those can be scrapped as it's not a multi-player game. I wonder what the repercussions is to use mods from Nexus to add immersion, like Survival-mode (eating, drinking, sleeping etc.). What are WB gonna do?

Nope, but the fact that this is common doesn't make it okay. Just letting people know what they're agreeing to.

You're still giving them permission to monitor your device even if you don't plan on doing any of this.

Nothing, WB will do nothing. If they do, they will have a ton of pissed off players that will do everything in their power to make WB life a living hell. For an example, look no further than what happened when the company that owns D & D tried to screw over the players. Which just happened recently.

I have to give that "permission" to nearly every AAA game i wanna play. Even some AA games. It isn't a choice though. You either accept the toolongtoreadUELA, or you don't play the game.
