Boot Enchantments?

I am level 38 and STILL have only Fortify Sneak available for enchanting boots.
(I am a Pure Mage. I don’t Sneak, I just summon a creature and hide behind them :P)
Anyone got any idea where the devil I can find un-enchantable boots to give me something useful?

Below are all the footwear enchantments I currently have. I don't recall where I got them all, and I'm not sure if it's a complete list (I'm pretty sure it is), but I can tell you that for the LONGEST time, the *first* place I stopped when returning to Ark with a load of loot (no matter the hour) was the enchanting table in Ark Marketplace, to check every single item for an enchantment that could be stripped off of it and learned:

Fortify Carry Weight
Fortify One-handed
Fortify Sleight of Hand
Fortify Sneak
Fortify Stamina
Fortify Two-handed
Resist Fire
Resist Frost
Resist Shock

(I'm a serious loot-hound: I pick up anything and everything that isn't nailed down, and it took a good long while to get all the enchantments I have by doing this.)

In terms of actual locations many of these are on random jewellery but I'll cover some of the static ones that may be of interest to a mage.

Carryweight is the easiest to obtain, you get it from an amulet in the old waterworks, go down the well in Ark noble quarter to get here.

Resist frost can be obtained from a helmet in the cemetery (in the crypt), looking at your map there is a bridge to the south of ark (it's the southernmost bridge you'll see), the cemetery is on the west side of the bridge to the north a little.

Stamina you can get off some righteous boots found in high level areas like fortress rockwatch and agnod (the other two enchantments are in much easier areas).

Any of these items you can disenchant and put on your boots, hope this helps.
