the monument, history club, and school nurse are very useful unlockable areas.
another unlockable area is the "prepare" function in your home that will get you one freebie item per playthrough, which item you get depends on what character you're playing as (some are more useful than others and you spend 5% Doom for each Prepare so make sure you're aware of which character items are or aren't worth it).
lately i've always been keeping the vending machine so i can buy either a soda or a bottle of water (if your home doesnt have one stored in the dresser) as an emergency heal for if i cant access the home area to heal, plus the empty bottle can be refilled in between mysteries (as long as you dont have the black sludge event) or used for random events requiring an empty bottle. i really like the heavy duty flashlight purchased from the hardware store, especially when playing as Yashiro, because it doubles as a weapon and a light source while only using the A equipment slot (his B slot always being filled by his cross, at least when I play with him).
also keep in mind the doctors office inside the hospital will always have 1 bottle of painkillers (2 stamina heal) and the police station will always have 1 set of handcuffs per playthrough. on higher difficulties you start with less or none money so knowing where the freebie items will be is helpful.

For a KNW character, the Occult Shop is a must. The Ritual Dagger and Small Candle are excellent, because fast weapons are much better than they seem at first glance. Both also give a small bonus that can save your butt on a difficult game. The Holy Candle is also a very useful, versatile item for everyone and it doesn't use an equip slot.
However, its lowering threat level that's most beneficial. On DOOMED level (1 location with TB, !2! on HoD), you get +2 doom per investigation of Location instead of +1. Sending police to the place you will visit the most helps against all this doom drip.
Hardware Store is always a must; for either Carpenter Hammer or Monkey Wrench, and of course a Flashlight, once I get money.
