I'm at the point in the scenario that it wants me to build a private room, but i've been delaying until i was a bit more... financially stable before i started experimenting with this. any pointers would be welcome.
As far as what is required to put in a room, the renter will tell you. When you click on anyone with a gold key above them and select the rent room icon. You will get a new pop up window. At the top of the window will be a row of boxes showing what that person wants, each of those boxes will have a red x mark in them. Below those boxes will be a list of all the private rooms you have in your inn. Select the room you want to rent, if the room meets the requirements the red marks will go away. If not, simply close the window, add the items to the room and try again.
For most renters the requirements are very simple.
Bards require a bed, an elegant desk, and a night potty.
Adventurers require a bed, and a chest
Vedetas require a vedeta bed, a changing screen, and a dresser.
Keep in mind vedeta beds and normal beds are not always interchangeable. So do not use a vedeta bed when a normal bed will suffice.
For sandbox, room size and room quality has no effect. Although, i would recommend 2x2 as a minimum size, with as a good size 2x3 if you want a larger room. I have never needed any private room bigger then that.
For campaign, some of the story driven renters will be more picky, often demanding a room be decorated for a certain faction or region.

HI LeaPi,
I have multiple people with both manual labor and room services turned on... they wouldn't be able to remake the beds in the hallway otherwise. I hired a new staff member with the main purpose room services just to see if this fixed anything, but no such luck. Also of note: i just progressed from Act 1 to Act 2, and a) Campaign stage did not change the situation, and b) this is not specific to bed type or type of private room user.
It is possible it could still be a bug, but it seems odd that it is location dependent. At the very least, I would try to rule out the above suggestions before troubleshooting further.
thanks for the ideas, but both are ruled out. All staff are allowed in the rooms, and i've tried different placement of the beds. something weird is going on.
