required minimums: 1 couch, 1 bed, 1 computer, 1 radio, 1 phone, 2 tables, 1 chair, 4 ceiling lights, 1 lamp, 3 single books, 3 book sets, 1 wardrobe, 5 shelves, 1 rug, 4 small boxes, 4 large boxes, 1 kitchen cupboard, 1 breadbox, 1 stove, 1 vent hood, 1 sink, 1 kitchen towel, 1 kettle, 4 cups, 4 plate/bowls, 1 frying pan, no plants, pots, canvases, crates or barrels. I think that's everything in the house.

This letter I got, describes 2 beds and not a sofa - how to understand this? It also says 11 cups and so on.

I think the letter describes expected, not minimum. and the game deems the sofa as a bed.

It does now, the couch was a separate class when I posted that list, and it's only one "bed" item required now, whether bed or couch, I think everything else is still correct. If in doubt hover the pointer over an object, and it'll tell you how many are mandatory.
