How to solve the Falkreath land plot bug
Many people (me among others) have reported problems buying this land plot, from the Hearthfire DLC. Unlike the other 2, it requires you to be thane of Falkreath. Without more delay, and in hope to put it simple so people doesn't have to research as much as I've had to, here's the solution:

Open the console
Write: player.setrelationshiprank 00019822 2
Check with the jarl if he names you thane. If he doesnt, open it again and write:
setstage favorjarlsmakefriends 95
This will update the thane quest, so talk to him again. If he doesn't name you yet because your number of favors to the people of Falkreath is bugged, open the console and type:
setstage favor258 20

That's it, I hope this will solve many a headache!

Forgive me, I beg to differ. You don't have to be Thane of Falkreath to be allowed to buy the plot of land but you have to do the Jarl a favor. Bring him Black Brier Meade . I am presently playing a character who owns Lakeview in all its glory and I am deliberately refraining from being named thane.

Weird, I was named thane and inmediately offered to purchase a house, without doing anything (of course, I already had gave him the item you talk about and done 84540353 radiant quests for him).

Anyway, my guess is that, while you may be generically rigth, my solution above still holds true for all those who are affected by this bug.

I also got the land before becoming Thane, and also before I got the invitation from the mail man. I was lvl 6 when I started building, and still level 6 when I went broke buying iron and lumber.

Try the mod Hearthfire building supplies. It puts a chest filled with all the building supplies you need. Only catch is the house in Falkreath the chest gets covered by a mountain. The rock covers part of the drafting table. use console command ~ tcl [enter] ~ this turns collision off and you can walk past the drafting table into the mountain to find the chest. I take everything ouot of it and put it in the other chest. Then use the same console command to turn collision back on.
Sorry for getting off topic but just trying to save a buddy some coin.

Edit: doesn't include lumber but there are enough extra items you can sell to get coin for
lumber.

2nd Edit: The chest has been moved and is no longer covered by the mountain.

I'm trying to pinpoint where does this bug come from. My current hypothesis is that is caused by trying to buy the land plot after conquering Falkreath in behalf of the stormcloaks.

Could everybody please tell me:
1. If you encountered this bug.
2. Which side did you choose.
3. If stormcloak, if you bougth/tried to before or after the jarl change.

1. I have never encountered this bug. I have had the messenger find me and give me the note and have gone to Falkreath and made freinds with the Jarl without the messenger.
2. I only did the Civil War quest once. Chose Imperials but only got to the point where I took Dawnstar. (To get rid of the old bugger and make the cougar Jarl)

I have this bug....and Yes...I sided with the stormcloaks:

1. Yes
2. Storm Cloak
3. I became THANE before Jarl change...and I'm pretty sure I went back after Jarl change and became Thane again (could be wrong).

I'm loading up to play again right now...going to try your fix, see what happens.

Never had it!!. Do dialog with Jarl, (make sure you read letter first) go kill bandits get reward, talk to him he will say 'he likes you' etc and go by land from steward its that simple.

where do you get quarried stone? I performed a quest for the jarl and was able to buy the land. got plenty of coin but don't know where to buy stone.

Look along the rock wall near chest and it is a lighter colour an a pickaxe next to it.

I'm quite sure, after reading over the internets, that we at least can confirm that this bug is due to siding with the stormcloaks.

I haven't ever sided with anyone with my Steam version of the game. Messenger appears early in the game and the jarl asks me to take care of some bandits for him. After that, I was allowed to buy the land plot, without doing anything else for Falkreath or becomin it's thane.
