Hearthfire Falkreath Issue
I apologize in advance if this has already been covered in previous threads, but I encountered this glitch where when I go to Jarl Siddgeir in Falkreath to buy the land for Lakeview Manor, he only has two dialogue options rather than the three that he should have. I know that you first have to run two errands for him before you can buy the house, but I can't even initiate either of them. Does anyone know of any fix to this?

I've encountered this before on the Xbox 360 version and am a little miffed that Bethesda has yet to fix this. The odd thing is that several of my other characters have been able to buy the land without any problems on both PC and Xbox. The only two factors I can see that are the same between the two save files is that I'm playing as a Khajiit (which obviously should have no impact) and that I've finished the Civil War questline on the Imperial side. On all the other save files I had not yet finished the Civil War. Perhaps this has something to do with it?

Anyway, I'm guessing SOMEONE out there must have encountered this before. Does anyone know of a way to fix this or maybe a mod that fixes it?

Nevermind on the whole Civil War quest idea. I just reloaded a save file from before I even joined a side and he still only has 2 dialogue options.

No, I'll have to try that. I'm assuming it includes fixes for this kind of stuff then?

You don't buy the land from the Jarl you buy it from his steward once your thane.

Yes, but the problem is I am not yet the Thane and I cannot commence the quests that lead to becoming Thane. I have tried speaking with the steward, Nenya, and she has no dialogue options for purchasing a home.

You don't need to be thane to buy the land just to get the housecarl.

I can see what he meant by that, though. You must complete two errands for Jarl Siddgeir before he gives you both the right to purchase property and the chance to become Thane. If you have already completed the requirements of becoming Thane, then you automatically gain the housecarl and all that. My problem is that I cannot even start the errands that you need to finish in order to gain the rights to buy land. I have just downloaded the Unofficial Hearthfire Patch from the Workshop, though, so I'll get back to you on how it works out.

Damn! Just tried the UHP, but that didn't work. Maybe since it was originally the quest to become Thane, it's only included in the "vanilla" Unofficial Skyrim Patch. I'll try that now and tell you how that goes.

I'm assuming you received the letter by courier that tells about the land being available? You have to be level 9. Also, you can't have a bounty in Falkreath. I'm trying to remember the sequences I went through. Maybe I did some favors for a few of the citizens before the Jarl took notice of me?

Take a look at this page, if you haven't already. It says:

"Note: If the Hearthfire expansion is installed (and enabled), the Dragonborn may receive a letter at any time early in the game from Siddgeir requesting a meeting at his Longhouse in Falkreath. If this is the case, if the Dragonborn goes to meet him, the first part of this quest will be skipped entirely in favor of the next part of the quest to become Thane."

I don't remember buying mead for the Jarl or hunting the bandit. They're not in my quest list. Maybe this is why. I did have to do the 3 favors for citizens though.

No. I never received the letter; however I am level 17. I have already purchased one of the houses - Windstad Manor to be exact - and have built the entire home. After a while of staying there, however, I realized that I had made several structural mistakes in terms of what rooms I built. Not to mention the location really doesn't suit me.

I also definately don't have a bounty. As for having to do some favors, I've never had to do anything other than what the jarl himself gives me. On multiple characters I've simply walked into Falkreath for the first time, talked to Siddgeir, did both errands, and got the house before ever reaching level 9 or receiving any letters. I just don't understand why it's glitched out now. It's not that you can only own 1 home at a time as there's an achievement for owning all 3 and it allows me to buy the one in the Pale (I hate that place, though).

I even just went through the Clavicus Vile daedric quest to see if I maybe needed to do that first, but no luck.

Not quite right, I have been approached early in game to buy land. Talk to him (Jarl) you should have in yours dialog a direction that you have a letter from him to buy land then he will continue and also require a small matter to be resovled.

Perhaps I must explain things a bit differently.

I know how to buy a house for Hearthfire. I have bought all three plots of land multiple times and in several different ways each. I have done this over multiple saves on both the Xbox 360 and the PC. I have done everything which I have done before to purchase Lakeview Manor in Falkreath, however the jarl does not have the third dialogue option which allows me to run errands for him before gaining the rights to purchase property in Falkreath. Nenya, the steward, has nothing but the default dialogue options. There is not a single thing I seem to be able to do within the game's constraints to fix this. The Unofficial Skyrim Patch and the Unofficial Hearthfire Patch have not fixed it. It simply is not giving me the option to buy it. All other requirements are met.

I am looking for something that may be able to fix this, be it a mod, console command, or some odd job that might earn the jarl's favor. Either this or a confirmation that I'm s*** out of luck on owning Lakeview Manor with this character.

To correct myself: I checked and I did hunt the bandit for this Jarl, but didn't have to give him mead.

It does sound like you have a glitch. I did read this:
"The starting quest for the Jarl to obtain a drink is a "radiant" quest that cannot be started if the Dragonborn is already on one of the following quests considered to be part of Rare Gifts.
◾Getting the book The Mirror for captain Aldis in Solitude
◾Getting a Mammoth Tusk for Ysolda in Whiterun
◾Getting the book Song of the Alchemists for Lami in Morthal
◾Getting the book Night falls on Sentinel for Rustleif in Dawnstar
◾Getting an Amulet of Arkay for Torbjorn Shatter-Shield in Windhelm "

Also these may be more helpful:
"Siddgeir may become stuck in a "Foe" relationship with you if you've killed his housecarl for the Dark Brotherhood (even if you did it secretly). If so, he'll never grant you Thaneship. PC Note You can fix this with the console command player.setrelationshiprank 00019822 2."

"The quest may become nearly impossible to complete if Lod dies for any reason or if you finish the Rescue from Fort Neugrad quest of the Stormcloaks before you enter Falkreath because the game does not accept radiant quests as favors. On the PC, this can be fixed with the console codes setstage favorjarlsmakefriends 95 and setstage favor258 20."

According to the table on this wiki page, favor258 is for becoming Thane of Falkreath and 20 completes the quest.

There's the problem! in both of my save files that have this problem (one on the Xbox, one on the PC), I still have the radiant quest to get The Mirror for Aldis! Thank you so much for this! I'll see if finishing that up will let me start the errands for Siddgeir.
