I'm pretty sure you can't even buy the house until you become thane. And the Elder Scrolls wiki only mentions 5000 as the price.
So I think your game is messed up somehow. Do you have any mods installed?
Breezehome is unavailabe for purchase before you become a Thane of Whiterun.
Spanky, do you have any Breezehome mods? If you do consider disabling the mods and checking the price again.
Do you have the Hearthfire DLC? If you do, do you also have the Unofficial Hearthfire Patch?
but it's seem the price play depending of more factor, like how the local people love you, and speechcraft, and mission for the jarl, and if you have make nothing bad,
i think more your speechcraft are high and more local people love what you have made the price are less, but not tested all for now,
but i remember one house have cost me the double or little more of the normal price because i have make something the jarl don't love, but i am a good man and they are a bad jarl, they make bad action and we don't love each other and they remember me always to rest out of her underground business Ha Ha ha, i find it funny...
I haven't seen Speechcraft, high or low, alter the price of Breezehome. I use Character Creation Overhaul and run characters who don't specialize in Speechcraft, the base vaule was 5 or 6, and still I buy Breezehome for 5,000gp.
Look to your mods, you might have one that is changing the price.
I do have MoDs I''l shut em down and try and buy, NO house MoDs though.
Mods can have weird effects totally unrelated to the purpose of the mod. One mod I used to have that made eating and drinking a necessity had a very nasty bug sideeffect that turned a friendly brawl into fights to the death.
noooo, ha ha ha, i don't use any mods, i play vanilla game original, and i don't want to scrap my game with mods, i don't use any mods from the begginning, so it's sure it's not a mods bacause i don't have any, but anyway, it's make me nothing to pay any price, we make so much money in game we don't know what to do with because we have too much money..., it bad the real life are not like this Ha Ha Ha, because wathever you make in game, you finish rich in no long time,
Thank you. Turned out whatever the MoD did to glitch the price; reinstalling didn't solve it so somehow it seems to be part of the save file. The cheat to off set the price difference will do fine. Thanks again
